What is factoring?

Property Factoring is the Maintenance, Upkeep, Insurance and Development of the communal areas with in private residential and commercial estates.

What do I do in a building emergency?

If this emergency is in direct relation to building then do not hesitate to get in touch with us on a 24 hour a day basis. If it is an emergency which you think should involve the authorities then please phone 999.

Why do we need building insurance?

Building Insurance is absolutely crucial so that if anything goes wrong with your building then it is completely covered under your communal policy. This means you have one point of contact for any insurance needs rather than having several different policies. This means an easier process in getting repairs carried out with it being done quicker and more efficiently.

What do factors do?

We ensure that your communal areas such as your communal walkways and gardens are kept to the highest standards that our clients deserve. We insure your building under one policy so that any claim on your building is quick and dealt with quickly and efficiently. We believe a communal area should not take away from the value of your property but actually add to it.

What are management fees charged for?

These are the charges which Integro feels suitable to charge based on how much work is involved with the running of your building. Integro would organise all contractor works, all maintenance contracts, all administration costs and all Insurance documentation.

What happens if someone does not pay?

We here at Integro would firstly phone the client to see if there is a particular reason for the non payment and if there is anything we can do help set up a repayment scheme for example. If there was no resolution then there would be a 14 day period for the client to pay any outstanding fees before it is passed to a debt collection agency. We believe that this should be a last resort and would hope because of the level of service offered to our clients that this would not be the case for the majority of clients.

How do you change factors?

This is relatively easy. A building can opt to change factor with a simple vote amongst the home owners within the building. If a majority is gained saying they do not want their factor to continue with non essential works such as cleaning and landscaping then they can simply inform the factor of this and instruct them to stop these works. The only part which will be kept in place will be the insurance until its expiry date.

Who are the contractors?

The contractors we appoint are all assessed before works are carried out. If they have a proven track record of a high quality of service at a competitive price then we would ask them to tender offers for maintenance work and contractual work as they arise.
